Many people spend hours searching the internet trying to find available real estate, and if they are lucky enough to find something that interests them they then contact the listing agent (who represents the seller) for more information. 

There are 3 problems with doing your search this way.  

1) First, only a portion of available properties are on the internet, having a real estate agent search the MLS will get you a list of all properties that match what you are looking for.
 
2) Many real estate properties listed on the internet already have a contract or have been sold.  Many internet sites don't update their listings frequently and at any given time are showing alot of properties that are no longer for sale.
